What are The Benefits and Downsides of Being an Active Investor in a Syndication?

 

The active investor, sponsor, or syndicator (these terms are used interchangeably) is the person that is arranging a syndication. They bring together a group of investors to collectively purchase a property.

Typically, they will find the deal, structure it, enroll investors, arrange outside financing, and then manage the asset afterward.

A syndicator is not necessarily acting as a property manager, but they will need to manage the property manager(s) and other aspects of the deal (e.g., get insurance for the property, make sure that necessary rehabs are done, ensure taxes are done for the entities and K-1s are provided each year to investors, etc.)

If you're considering syndication, you don't have to do all of this yourself. You can partner with other syndicators and be a sponsorship team. I recommend this approach and this is how I do it myself. As a team, you split the responsibilities and the rewards.

3 Things to Do Between Thanksgiving and the New Year to Make Sure You're Ready to Crush it in Real Estate Next Year

If you're in the States, I want to wish you a very Happy Thanksgiving. I want to say THANK YOU! I'm so grateful that you're along on this journey with me!

I firmly believe that real estate is one of the best ways to build wealth, and that women with wealth give back to their families, communities, and the world. Thank you for doing your part to make the world a better place!

As you enjoy your Thanksgiving feast (or not), remember that not much happens in the Real Estate Investment world in this period between Thanksgiving and New Years' Day.

After Thanksgiving, most sellers will wait until mid-January to put their properties on the market. Many of the insurers, lenders, contractors, lawyers. etc. go on their holiday breaks, so the timelines for closing deals and doing rehab slow way, way down.

It's a sleepy time for deals, but there are definitely things you can be doing. So what can you do to get ready to start making some/more money in real estate next year?
